What exactly does a town planner do?

That's a tricky question to answer.  In a nutshell, planners manage change.  Strategic planners set the direction for development, writing and implementing policy, researching growth and development patterns and predicting future needs.  Assessment planners provide advice on specific developments and assess development applications and are a good source of feedback on how policies are working.

Why do I need a planning consultant?  Can't I put in a DA myself?

You can definitely put a DA together and submit it yourself, if your development isn't overly complicated.  However, this takes a lot of time, getting plans drawn up, commissioning supporting reports, meeting with Council, chasing up additional information when Council asks for it and all while you are trying to do your regular job.  A planning consultant has the in-depth knowledge to write the best possible reports and the contacts to engage other consultants such as designers, architects and engineers. A solid application has more chance of being approved quickly and this will save you money in the long run.  Often the cost of the planning consultant will equal the savings made in time.

How do I know that Camilla Rocks is the right planning consultant for me?

I spent most of my career working in councils and a big frustration I had then was that ordinary, every day people really struggled with the planning system and I was limited in how much I could help them. I love what I do and I want to help.  I'm not a big consultancy, it's just me but I promise to be your advocate and if I think your development proposal needs it, I will refer you to a larger planning consultancy so you get the resources you need.

How much will all this cost?

Fees are based on the complexity of the job but a straightforward Statement of Environmental Effects for a simple development will cost less than $2000.  Preparation of letters, attendance at meetings and other general advice will be charged at an hourly rate, which is less than $250 per hour.

Camilla Rocks is not a certified assessor so cannot advise on building code matters, or certify construction work. 

I am not a draftsperson and cannot do plans.

 

I have a good working relationship with local industry specialists and can refer you to suitable consultants for any work that falls outside my expertise.
